Services
Renovate to sell, quick cash, list as-is, or off-market cash — each has a place. My job is to lay out the trade-offs honestly and then execute whichever path your family chooses.
Four ways to sell
There is no single right answer — only the right answer for your family. Explore each path; I’ll give you a straight comparison for your specific property.
| Consideration | Renovate to Sell | Quick Cash | List As-Is | Off-Market Cash |
|---|---|---|---|---|
| Typical timeline | 6–10 weeks | 2–3 weeks | 30–90 days | 7–14 days |
| Repairs needed | Full strategic reno | Light touch-ups | None | None |
| Net proceeds | Highest ceiling | Strong, balanced | Market value | Lower, but certain |
| Certainty of close | Subject to market | High | Subject to market | Highest |
| Showings & privacy | Open market | Limited | Open market | Fully private |
| Best for | Max profit | Speed + profit | Current value | Max speed |
Ranges are typical for Southern California estates; your property and court timeline may differ.
The fix-and-sell strategy
Estates rarely benefit from full renovations. I identify only the repairs and staging that demonstrably raise the sale price — paint, light, landscaping, deep cleaning — and coordinate every contractor, often with costs settled from escrow.
